I’m confused. I thought the project was completely privately funded by CFG. And how is this on public land? Aren’t they basically creating a whole development in the area for business and affordable housing? How is this being subsidized by public funds and a bad precedent for land use? Seems like he’s a low information voter to me
The entire Willets Point area was eminent domained away from the auto shop owners. That's the scandal, but it's also done as of years ago. But as a result, the city owns the land. I'm not sure how things are being handled with the apartments and other businesses, but with the stadium the city is maintaining ownership and the club will be paying rent. The alternative would be to sell the land to the club and have it pay real estate taxes.
I've seen claims that the taxes would be more than the rent. I honestly don't know. You can make up any numbers you like because the city can adjust real estate taxes unilaterally, which it can't do with rent on a lease. But you also have to account for (1) the upfront payment the club would have made on a purchase, balanced against (2) the fact that at the end of this lease, the city will still own the land. I've also seen a fair numbers of pieces criticizing the deal that ignore the rent and treat the lost taxes as a pure cost, which is total BS.
Eh. This was basically the city's decision. They preferred to keep the land. It's not like they handed this lease to NYCFC over other competing developers who were willing to buy the land.

I was told by someone who works closely with the folks who do the environmental impact studies that the likelihood of something not coming up, with the amount of remediation that occurred, is very remote. They would bet against a 2027 opening.

Who knows though.
I would love to see how this team is going to try to handle 2027 renewals for STH when they charge fans the May of the prior season if the stadium doesn’t open until 2028. Well here is the price if we open the new stadium in May 2027 but if we don’t open in 2027, here are 2 vouchers for chicken buckets and we will keep your money.
 
Is the Mayor going to sign the final approval for the stadium at the match on Saturday? I'm seeing more and more about his legal troubles and not him approving the stadium...

probably just to make is ceremonial. i think the deadline is tomorrow?
 
hey soup, an actual question - how long does the appeal process take before this is finally done? I know we aren’t expecting any hiccups with appeals, but would be nice to know when this is finally Final-Final_Final_v3_Final.

After that it’s only potential environmental remediation issues that could then delay groundbreaking, right?

From what I've read, it is 120 days after ULURP is complete. Not sure on an actual date on that. It's been tough to get a good read on this appeal period and I will admit I don't know much about it other than the 120 days noted.

Other items that still need to occur:
  • Queens Borough Board to approve business aspects of deal (I'm keeping a close eye on this, next meeting is in a few weeks, unsure if this will be voted on then)
  • NYC Design Commission to approve the design for the proposed development

For me, it's not finally official and fully final until shovels are in the ground.
