I think the Yankees as an organization just don't know what they want.
They jumped into a partnership with CFG because it probably seemed like a good idea at the time, but they also don't seem to be psyched at the idea of a "competing" stadium just blocks from YS.

If the Yankees wanted us to have a stadium they'd be doing whatever they can to help. I think it's pretty clear that they see it as being in their interest to string us along, probably with the goal of having some entity buy our their stake in NYCFC so the whole stadium question becomes somebody else's problem.

Less single game purchases for Yankee tickets instead NYCFC tickets (at an NYCFC stadium), less game day revenue for the Yankees (merch, concessions, etc.).

Thank you for this great article, and all the work you do on this. I will say reading this article while sitting in RBA with the NYCFC decorations was an absolute a kick in the balls, sitting there and realizing this team is in beds with just idiots. How does both MADD and Yankees change terms they proposed at the last second. Incompetence and acting in bad faith is just inexcusable but unfortunately not unexpected. This team will be either playing in someone else stadium for a decade if they keep tripping on their own clown shoes.

There’s not a single party involved in this discussion for whom there is a better outcome than an SSS at the GAL site. Literally everyone wins, so that’s what’s going to happen. Maybe the Yankees and MADD decided that they wanted to win a little more, but I promise you they didn’t all of a sudden decide they wanted to lose.

the Yankees will own the concessions at any stadium, so Lion — I promise you they want this stadium. They might lose a pin ICC game or two, but they won’t be competing for the same concerts and college football games and any incremental events that are too small for YS will make the concession bank.
It’s going to happen folks.
 
I’ve looked through Soup’s usual terrific report. It’s disappointing things didn’t proceed the other night and even more so that the board seem upset about it.

My read as someone who has done his fair share of complicated deals is that in the rush to get things ready for a June hearing, they messed up the drafting on the documents. The Yankees and MADDD ultimately felt they couldn’t live with the ambiguities and needed to fix the mistakes. It happens.

I don’t think this means either side lacks commitment to the deal. I certainly hope it doesn’t.
 
So what is the overall gut feeling now? This not gonna happen because of what transpired yesterday?
I don't really know what I'm talking about, but my feeling is that this will delay and create more risk that it falls apart, but it's still reasonably likely to happen.
Exactly what S sbrylski. This is going to happen I'm sure, but it's another unnecessary 2 month delay in it all and if these particular frustrations continue to spill into the local community, then perhaps ULURP gets uglier than it should.

This also just continues to build bad rep. I know this is Maddd and the Yankees, but for this purpose, NYCFC is tied to them and so they'll likely get roped into some of the distrust by association. Which is disappointing, especially since the thing that this club has done absolutely the best during its existence is its work in the community, specifically in the Bronx.

The article included a few quotes from some board members echoing their frustrations. Here are some additional quotes that we did not include from other board members:

“In speaking with some of the board members, we get the feeling that this was all planned. Just to let you know. This is leaving a bad, bad taste in our mouths. To the point where we’re going to get very skeptical when anybody says they’ve come from downtown and they’re here to help us. Beware of that, for the future.” "And to all parties involved, this community, we do not need lousy neighbors. All the parties should consider what they’re doing. So we can move forward.”

“A lot was said and its more so the sentiment. I think I speak for a lot of us. We’re tired, we bent over backwards to make this happen in a short amount of time. We bent over backwards so that the board members really understood what was going on. So they could become comfortable so we could move this forward in this tight timeline. I think [she] said it perfectly. It's like we’re being played and in my opinion this is another kind of example of this in regards with this community. You know, we said we’re gonna do this, you have to do it in this timeline, forget about it. Or this goes away and now we get more of this. To [his] point, this is suspicious, there's going to need to be a lot of trust building that needs to happen. A lot of it, because right now I'm tired, I'm suspicious."

“I just don't understand how something in the final hour, of all these organizations, it's the Yankees, it's not tee-ball."

“Just to be very clear, and it's already been said, this has certainly led to a level of distrust......But with Maddd Equities, Wendy, thank you again for joining and speaking your part and I understand you have a job to do. But the truth of the matter is, this looks very shaky. And you as an individual, taking off your professional hat, you know this looks like garbage and you don't put garbage before people and think they’re going to naturally be receptive and happy about it. To my fellow board members, at this point we have to realize we don't have money power. And truth be told, money power equals political power. So lets move out of our feelings and what we think or what we feel or what we know to be right, we have to organize ourselves along the lines and the strategy of what we hope to gain from this deal as a people and organize accordingly."


This last quote here kind of brings it full circle. Why are they doing this at the last second? They had months to get everything right, they wanted to force the earlier vote, and then at the last second, wanted to pull it back. But they still expect that this vote will happen and this will be revisited.

“It’s just weird, that it's their own agreement, that they’re like dying to get done, that had to come before us before June, otherwise it'd be taken off the table. And then they themselves, are objecting, or want to change the terms of their own agreement. I mean, that's just weird. I don’t understand it, but ... One thing I will say is that I would be surprised if they didn't come back to us in the fall asking continuing to pursue this. And I bet that whole, you know, weird negotiating tactic that they had that they were going to withdraw from the deal if they didn’t vote for us by June was a complete bluff. But I just don't know why they’re doing that. They don't communicate with us like a regular human being.”

I guess the money for MADD in the whole project is much greater that whatever loss they may incur while managing part of the parking garages for a while, plus compensation to the bondholders, etc. But the part of your report that gave me pause was where the MADD representative said that under the current version of the agreement they didn't think it was financially viable for them, and that that was directly tied to the parking garages. Everybody knows that the built parking is 3x or 5x as much as needed, and that's the reason why they have been bleeding cash since day 1. My understanding was that after the severance a portion of the garages were going to continue to be used for Yankee's game-day parking, but MADD was going to take control of the remaining garages and use them as regular public parking. As somebody who has managed to find both cheap parking options and even street parking around YS on NYCFC's game days, I have the distinct impression that the neighborhood just doesn't support additional public parking, and if you add to that the fact that the timeline is very uncertain (meaning, how long will MADD be managing a portion of the garages until their a demolished for actual construction of the stadium) maybe the financial impasse for them is greater than we think? I have no idea, and a trove of lawyers must have thought about this for months and months, so I guess they'll figure it out. But there's a lot of money still to be lost trying to manage those garages.

I will say, the Maddd representative said several things in the meeting that I didn't quite understand. I've left out a few items because I think some of those were maybe her misspeaking, but I've reached out to try to receive some clarification and have received no response.

Just in case anyone does not know this-- the Yankees really screwed over the community during the new stadium deal in the 00s, reneging on replacement parkland, and the community has (rightfully) not forgotten or forgiven.

The new mayor will be better for development than the current mayor. The new Bronx Borough President has been involved with NYCFC on a number of community events. With respect to community boards, it isn't Community Board 4 that will make or break this project - especially with an election cycle closed (or closing).

That is probably the biggest result coming out of Primary Night and I completely missed it. Vanessa Gibson as BBP is a huge win for potential stadium development. As an aside, the Maddd representative who was at the CB4 meeting on Tuesday is Gibson's former chief of staff.

For anyone else reading, the tl;dr is:
  • The Yankees are assigning the leases to parking garages to MADD that would be eventually demolished for the stadium and other development.
  • That assignment needs to be approved first by the community board.
  • The Yankees and MADD pressured the community board to rush through the approval process.
  • Right before the vote, the Yankees and MADD changed the terms of the assignment, and the Yankees didn't even show up to the community board meeting they originally said *must* include a vote on the assignment.
  • As a result, no vote happened and the next board meeting is at least two months from today, and the board members that need to vote yes are now super pissed off at the Yankees and MADD.
The tl;dr of that:
  • Yankees bought a gun, shot themselves and their friend in the foot.
 
Why do they care about the terms of the assignment? What we’re the terms that we’re changed?
