Let's face it. We are never getting a stadium in NYC. Never.

There's the argument FOR Belmont, folks. We could get to page 5,000 of this thread and still be in a holding pattern. Stadium uncertainty still hanging over the club.

Anyone saying "I'd rather stay in Yankee stadium-- if we get booted from our home pitch for baseball playoffs, fine," probably doesn't believe, deep down, that NYCFC will REALLY be stuck in Yankee Stadium forever.

But they just might.

[and for the record, I think the club would be better off with any of the other rumored sites before Belmont, so this isn't rooted in loving Belmont]

Go ahead and put me down as playing at YS and getting booted from there 5 times a year to Citi Field rather than a permanent home at Belmont.

Comes out to ~7.5 acres which is smaller than the 10-15 we are looking at. Maybe if they can buy the adjacent parking lot, we can get the proper size.
I can’t figure out how to do Seth Seth ’s RBA overlay but the stadium may likely fit on the site with a funky corner (that could give it some panache). Not sure about parking and access to the site - looks tough since the Fresh direct Site wasn’t convenient and it’s farther east.

Nooooooooooo, thats my super secret parking block when i bring my pup to the dog run there. The shaddy, rundown look and overwhelming smell of fish usually means there's a few spots available there most hours of the day. If they put a 400ft residential building there its game-over there will officially be nowhere to park ever again.

I've driven to that little parking section in by the water, its not public parking, but I just went in to look. Gorgeous views and so peacefully quiet (for being next to a super-major city that is). Its a shame that it would ever be developed. I wish I was super rich, I'd buy put a hammock there and just chill. Until the taxes on build-able square footage bankrupts me and I'm forced to sell.

Its amazing to think some family owns that plot probably at next to nothing cost basis and it just sky-rocketed in value on them and now they have to do something with it. I often think about buying something with little cost in a growing city that might some day be like that plot, but then if/when it comes to fruition i'll be some cranky 70 year old with no desire to develop it and will just sell like this family is doing.

Interesting stuff. I think they would have to buy up the warehouses across the street and close 54th, which might be doable.
the article says market rate is $300 buildable sqft for what could be 1.6mm sqft vertically. That's looking like 400-500 mil just to acquire the land that already is inadequately size. Still need to source what 25-50% more land from people who have you over a barrel knowing their lot is crucial to your development. Looking at like 600m+ just for purchasing the land you'd need, and then you push it over a billion with construction. All that with needing to get the city to give a variance on the road that services the factories that will still be in operation and NIMBY breathing down your neck in what is a very expensive residential neighborhood (albeit what used to be former M1-3 zone). I doubt this would ever be a serious contender unless we really wanna be the first 1 billion+ privately funded SSS in the US. No way we get any public support. Could do much more in willets for the same price if we really did want to spend a billion+.

No not a chance. No idea who that is. All I'm saying is the truth. NYC politicians will not let a giant soccer stadium take up residential or commercial space for like 15 home games a year. Pipe dream.
17 at least, plus a potential NYCFC II and/or a women's team, plus clinics, concerts, other events, etc - thinking it would just be used 17 times a year is just being overly pessimistic

They could possibly make more money on the concerts/events than they would the soccer. See Barclays Center choosing concerts/events over the Islanders guaranteeing 41+ days a year as a case study.

Yeah, but when you have, say, an area that needs heavy environmental remediation and is also relatively isolated and not well-integrated into the surrounding neighborhoods, not many other uses may be viable.

True, but that may raise a sticking point - to keep MSG (or Barclays, for that matter) from throwing its weight against them, would they cut a separate deal with them to only host certain events? They had a big role in killing the West Side Stadium, after all.
