Agreed.

I'm still not sure I understand this narrative. Who does this someone who knows someone at ESD work for and why do they want the stadium proposal out there? Because the RFP is going to favor NYCFC and ESD wants to prime the public? I just can't imagine ESD caring enough to get all skullduggerish about it.

I don't want to touch partisan politics but do you remember the story when two of Trump's lawyers were sitting in a restaurant talking over lunch and a WP or NYT reporter was at the next table and the 2 lawyers' conversation became news. That's a variation of what I was trying to describe -- a situation where somebody doesn't plan on making something a news story but does anyway. Something more random than intentional.

Agreed in re the YIMBY guy, but that in itself is useful. We got excited in part based on the implication (coming from an in-the-know RE blogger!) that this was pretty certain. But this interview pretty well shows that he doesn’t have any basis for his assumptions, other than the names of the parties involved. He just got the proposal and threw up the post.
Form his site and curbed it's ok to get excited, and the reputation of the agency I think is that we should look forward to more news coming soon, IMO.

The key sentence in the YIMBY article was this one: "While plans have not yet been finalized, YIMBY’s source notes that Related is the likely contender to win the RFP for the site, and with Somerset already working on their towers next door, the partnership and plans are looking very likely."

That told us YIMBY hadn't done its homework (to learn that Somerset wasn't next door any more) and that any estimate of the project's likelihood of success was just a line the source wanted to push. The one sort of interesting thing I noticed in the podcast was that the YIMBY blogger went out of his way to single out by name every company even peripherally attached to the NYCFC proposal. I don't know if that's just PR hack instinct or if it suggests he feels indebted to the group.

Did he name where he got the proposal and I missed it, or he’s holding that close to his vest?

He was asked but didn't say.

I figure this must have gone through a ton of changes if it was summented a year ago when the REFI had to be in.

Does anyone with any engineering knowledge know if the stadium look like it can be expanded at all?

My general feeling is that with a bit of cantilevering and creative stress management there could be another 10,000 seats in that puppy, but I'm not really sure.

I know about 5-7 people who would rebuy their season tickets if we finally got a stadium, so I'm just hoping that the club realizes that they may have to expand sooner than they think.

Have you read my 100 posts over the last 3 days? I delve into this a little, as much as anybody could looking at a mashup image.

Edit: the proposal actually says expansion is possible if warranted. No numbers attached, but I had guessed 10k +/-

This was written after the Belmont selection of the Islanders. But updated as of April 19, 2018.

Major League Soccer commissioner Don Garber said Thursday afternoon that the professional soccer team New York City FC continues to look at multiple New York City sites to build what Garber described as “the most expensive stadium ever done in MLS.”

Since the price of Harlem River Yards stadium proposal isn't given. What is the current record cost of soccer specific stadium in MLS?

I like how he basically confirms that the Belmont bid was simply going through the motions. “Not as focused” on the site and the state picked the right winner.

The Yimby article said the stadium would be $700M.

No the entire proposal is 700Million. That includes residential and park. Also includes prep of land. I meant specifically only the stadium. Where we can only infer it was somewhere in the range of 500million or less.

From a latimes article LAFC's new stadium at $350 million is most expensive soccer specific stadium in MLS.

DC United: $300 million
Minnesota United: $200 million
Orlando City: $155 million
LAFC: $350 million

RBA $200mm. Would probably cost more today.

We know having the stadium above the railroad tracks would be an additional $75M, so we have that as a base figure. I'm guessing $450-500M minimum price.

Yes, because of inflation and construction costs. And land too in Harrison, NJ is higher because of the development in recent years and now. But does South Bronx real estate compare to Harrison, NJ. Anyone want to pull a Zillow report or something?

The Somerset part isn’t 100% accurate. They only sold the land, but according to the news articles are still involved in the projects somehow (my guess is they are minority partners somehow). I’ll just throw this out there, but one possible reason to sell would be to cover their part of the HFY nut (though I think the more likely reason is the banks are more likely to give Brookfield the loans).

Don’t forget to subtract the cost of my footbridge. I mean the university kids’ footbridge of course!

My mistake. I stand corrected.
