and wont this mean there will be tax payer money going into building his casino? which will most likely get push back. just ridiculous all around for parking spots.
I don't see Cohan getting his way on this, but it's not good.
 
If the casino becomes part of the stadium/residential deal, all projects will fail and we'll be back to 2013 with nothing.

I just dont get the whole parking requirement from the get go before the stadium is built. especially since it wont own parking. did the barclays for example have that rule? can it be waived? can they say come close to opening the stadium they will find a lease or agreement for parking?

in the article it mentioned the rule said about 1K spots as it was one per 25 seats.
It has to do with zoning, as noted in our last article, the area which the stadium would be built requires 1 spot for every 25 attendees.

The Barclays Center is zoned as C-6 and thus requires no parking

Looking at this, it looks like this has been going on for a while.
That image is from May 2022. Shortly after that, QDG/NYCFC and the Mets came to a non-binding agreement on parking and those details need to finalized in a binding agreement. Now Cohen is playing hardball with the parking but in order to even get the casino on the parking lots as he wants, there has to be legislature introduced at the state level, but that's not going to happen during this legislative session so the earliest it can be would be January 2024.

I would not say its dead. I think there may be workarounds utilizing other parking that is further away but am not certain on those details.

The parking situation needs to be figured out to finalize the Environmental Impact Statement in order to certify into ULURP so I think at its worst, this could delay that, which in turn could delay approvals, construction, etc.

so more years delay and opening in 2035. :(

Yea. Wish I had seen this before they signed us up for another season.

I’m out on my tickets. This is going to push this back YEARS. No point in keeping tickets now.
 
The stadium would be a ULURP action regardless of the zoning district. If an agreement could not be reached, it wouldn't be impossible (or significantly longer), to include a zoning map amendment to change the C4-4 district to a comparable district without an accessory parking requirement for a stadium (e.g., C4-5). The site is large enough that it would not be a "spot" rezoning and it could bypass specific parking requirements. The special permit does require review of vehicular access and traffic, but that could be manipulated and there would be more freedom for off-site parking options.

It is frustrating to read about parking again in reference to a potential stadium, but long term the stadium has support (City and State), whereas the casino does not, regardless of Hochul's appearance at a Mets game. If I had to wager, Cohen loses this one.

Sure. He loses. But he holds us up, no?
 
As someone who doesn’t know anything, it’s really bitchy of the Mets (Cohen) who have the smallest stake in the project to close down our entire project in order to get a gimme for themselves. Truly having the development next to their stadium can only benefit them. And to potentially throw that away over a pipe dream seems ludicrous. I’ve always enjoyed the Citi field experience over the Yankee stadium experience but this seems even more bullshit than the YS parking lot situation

How much affordable housing is Cohen proposing? That’s the angle in our favor. Even so, why couldn’t CFG just offer to subsidize another parking deck for him? Not sure Hochul can afford another sweetheart zillionaire deal, politically. The Bills are a beloved institution in her hometown. A Queens Casino is a very different story.

I think this one gets resolved. It’s much further along than GAL was.
