It could also be a situation, as the article says, where they have to exhaust all NYC-based options before they consider Metlife Stadium. So if either Yankee Stadium or Citi Field is available, it's either there or at our stadium, and can not be at Metlife Stadium.

Still seems like a situation that will (almost) never materialize. If they think they need larger than 25,000 capacity, they should just build it.

i can honestly see it for a Leagues cup final vs a popular liga mx team. But besides that even MLS cup is not really needed.
 
Absolutely infuriating that they would take away our home field advantage for a few extra bucks. It's one thing if we had the rose bowl to fill up, but a baseball stadium is embarrassing and has been a stain on us for our entire existence.
It will be interesting to see depending on the size of Sponsor Stadium dimensions how after 3-4 years the home field advantage plays versus post 2016 YS/CF era.

Hopefully we still dominate at home to put the field size argument to rest. Honestly It’s not even the dimensions for me. For all we know we’ll have a similar sized pitch. What about sight lines/angles for players? Locker room feel? Knowing your surroundings, player rituals Etc… I know it sounds silly, but I’m my opinion you’re ever so slightly taking a team out of its rhythm of where they are used to playing games.
 
So are we expecting a waitlist for season tickets when the stadium opens? I don't want to get now because they have zero resell value. Maybe wait until 2025?

i doubt it, no way this becomes a timbers situaion where their wait list is huge.

A few things to point out. The first pretty important.
  • The article's lede summarizes a report. Importantly, the report is from the City's own Independent Budget Office. So, this was not something the reporters did on their own or worked on with an outside expert.
  • That the Independent Budget Office has released these figures suggests that there may be an agency within the city that is casting some shade on the project. Hopefully, it is not a sign of bad things to come.
  • I went to the Independent Budget Office's website to look at the report, but I couldn't find it. So, what we know about their analysis is only what we see in the article, which may not be accurate or complete. When thinking about the flaws in the analysis or worrying about their criticism, we should keep that in mind. The actual report could be different.
  • The headline grabs the report's figure for lost real estate taxes of $516 million. As others have pointed out, the land is being leased, not sold, and tenants pay rent, not taxes. This is a pretty simple, fundamental mistake that the reporters don't even address. Now, if the total rent is a lot less than the total taxes would have been, that's a fair criticism of the structure. But, we can't do a full comparison because the article only gives the rent for the first and last years, while giving an aggregate and NPV for the foregone taxes.
  • The article quotes a sports economist from Maryland that the rent "seems pretty low." What kind of analysis he did to come up with that conclusion is anyone's guess. My guess is no analysis.
  • The article criticizes the $200-300 million in "infrastructure improvements" the City is performing. As if it is a subsidy to remediate hazardous waste and add utilities - without which nothing could be built there.
  • Later in the article, the writers complain about the lack of any Payment In Lieu Of Taxes, or PILOT, an up front payment not uncommon in these types of deals. But they seem to lack the basic understanding that the PILOT is just one of many kinds of ways the City could get income from the property. It's up front money as opposed to rent money that is paid over time. You can have a lot of one, a lot of the other, or a bit of both.
  • There is also the absurd comparison of this project with the stadiums for the Yankees, Mets and Bills, where there were large, direct subsidies.
Francisco Moya has noted a few times that this article was based on the NYT probing the IBO about what the property taxes were.

I've been able to confirm with the Independent Budget Office that no cost-benefit analysis was performed and the IBO itself wasn't doing anything on their own. The NYT called the IBO and asked what the property taxes cost would be for the soccer stadium. The IBO then took their own calculation of the value of that land and added on the published cost of $780m for the stadium to calculate what that would be.

The IBO is not currently planning on doing a full-blown cost-benefit analysis but mentioned they wouldn't be surprised if they do since projects like this typically catch their attention.

i guess people just didnt like yankee's lack of interest or willingness to compromise with nycfc. I never thought it was even remotely possible. at this rate lets hope they dont piss off cohen too much with this parking situation or they lose citi access too.
 

What is it with baseball owners and their parking spots. Also this seems to kill any idea the Cohen would buy the team.
F Cohen, he is just probably still annoyed he is paying the Wilpons to show the Mets game on SNY. The city should just convert one of the office spaces that is in phase 4 into a parking deck. By 2027, the city probably won't need that much office space. If Cohen gets the Casino and building out the rest of the parking lot to be like a Wrigleyville he is going to build a parking deck anyway.
 
I’m paraphrasing, but the article says there are sources who state that there is no parking minimum for the project. So basically this doesn’t mean anything and Cohen is just trying to make sure he gets his casino
