Here's something to consider: the big casinos on the Strip profile differently than the casinos in downtown Las Vegas in terms of their functional economics:If developers saw casinos in Leicester Square, and saw how upscale casinos operate, i bet they’d change their mind. Anyway, I've been wondering whether the project would get over were it to be just the Hard Rock Hotel, the concert venue, a locally owned restaurant row and maybe some smaller entertainment venues, rather than a casino.
I have no idea if the math would work from Cohen's perspective. Strategically, I can definitely see a planned entertainment district on the site rather than an attempt at creating some kind of gambler's mecca, especially considering what CFG and Related are doing in the Iron Triangle. The National Tennis Center is right there, too.
But of course, it's not my money.

And the smaller venues would be for lesser-known acts: bars, jazz joints, coffeehouses, that sort of thing, which I'm not sure about.
