I still think this area in Queens needs to be looked at. It's not perfect, a mile from the subway, and it's swamp land, but it's one of the very few unused spaces in all of NYC.

100+ plus acres at Sunnyside yards are open to redevelopment only 60 will be used for housing.

Do either of these locations for sale or have some kind of city redevelopment plan available? Or they just open spaces in Google Earth?
 
That's the Flushing airport site. Bloomberg tried to get it rezoned for commercial/retail and the neighborhood quashed it. The area across the street has big box stores and traffic is crazy at peak times. A stadium that added traffic only a couple dozen times a year or so would probably be a good fit but I bet the neighborhood would still erupt.

Again that is another area where public transportation sucks.

The area used to be the Flushing Airport, and folks have been trying to redevelop it for years. It was even part of the Bloomberg plan to build an MLS stadium in Flushing Meadows. Seems like it's just sitting there waiting to be redeveloped, but the locals might be a huge roadblock.

It's not ideal, I agree, but it's almost not terrible. You can get there with all major highways, the subway is only a quick walk away, and there is bus if needed. With all the limited options available, you can't really be too picky at this point. Other than the location near Yankees Stadium, there isn't a big space in NYC right next to the subway.

I would add Pier 40 which is the perfect location for the stadium, followed by the YS location.
 
I would think Long Island city should be a strong consideration. Up and coming area with a lot of old warehouse.

That is prime real estate. I don't see anyone giving up all the space for a stadium. Would be awesome, though.

FUCK that neighborhood. Its the seniors and the stay at home moms that are speaking on behalf of the community. they dont understand the benefits of a stadium. they dont want anything to change. they're a bunch of assholes.

i saw mad seniors one day petitioning to stop the construction of a would-be highschool in whitestone. "it will bring crime". Its a bunh of assholes.

Everyone keeps mentioning Pier 40, but is it a real solution? It's already developed, there are parks there. I don't see this as a realistic option.
 
Ok, I think I can share this now since NYCFC rejected this site months ago. I'm in RE and I presented this, but it wasn't in their plans. In my opinion it's a very good option, but what do I know...

75 20th Street, Sunset Park, Brooklyn.

It's on 16 acres and has 1,380,000 sq ft of air-rights. (for comparison's sake, RBA uses roughly 400,000 sq ft)
That's enough room for the stadium and facilities, and parking around it.
It's only a couple of blocks from the N, R, and D lines and a few stops from Atlantic Terminal (major hub).
It's just off the Gowanus Expressway and Prospect Expressway, with an exit off those major arteries right nearby.
It's on the water!
It was sold for $91.5mm in 2013 and ownership is willing to sell it, or lease it.
Geographically, it's almost the heart of the 5 boroughs.

That's the spot ladies and gentleman. So if NYCFC said no to that, they must have something special in mind. Right?

Interesting. Is the entire port/freight area for sale? Including the FedEx center?

Any inside ideas on what NYCFC is looking for, since they rejected this idea?

This is off-market, but owners would sell/lease, and deliver vacant. Whatever sits on Block/Lot 635-13. They purchased it on spec that it get's rezoned for residential down the line. But they would sell now for the right price.

NYCFC have been searching for:

1. At least 10 acres
2. Within 5 Boroughs (that should put a lot of you at ease)
3. Near subways and major transportation.
These requirements are pretty self-evident.

As for what they have in mind or are planning, I have as much knowledge as you all do. If I knew anything more I wouldn't be sharing, since it would be confidential. Hence, why I waited to share my site idea for a while in case they might reconsider.

I live two stops away from that location...this is my dream.

That said, the R is pretty much the worst line possible to service a stadium. I mean, awesome that a stop is that close, but the R is so slow and unreliable. Bad purely by a convenience standpoint. Great freeway access. Awesome view of downtown. This is a very interesting option.
