It appears to be a win-win for everyone involved if this goes ahead: BPDC gets out of some of their debt, the neighborhood gets rid of empty lots that are not providing anything positive to the area like affordable housing, NYCFC gets their stadium,.

Is the Deegan ramp the last hurdle and how is that even negotiated? Is that something resolved before it even goes to into the ULURP process?

Yeah, I've mentioned on Twitter that this is positive news, but nothing to get super excited about. It's still more time to resolve something, but it is moving along.

The proposal dates back to at least April 6th. Bronx CB4 provided comments and responses were provided to those comments on the 7th. The proposal hasn't been officially accepted yet and CB4 is planning on discussing it near the end of May. I don't know much about this Section 384(b)(4) of the City Charter, but the first step appears to be CB4 Resolution in Support, and then it goes to Bronx Borough Board Vote, and then the mayor authorizing that vote.

The Yankees have a ton of leverage in this. If they wanted to, they could effectively kill this, but they are in support of it. If the current status quo were to continue, BPDC would fall deeper and deeper into debt and the city would almost certainly never see any rent or PILOT (not to mention the accrued interest).

The one other positive thing you left out is the city will begin to see some revenue from those properties. Whatever revenue is able to be generated from the Maddd development plus the remaining parking lease with BPDC. As part of this deal, the IDA bonds would be extinguished, so rent and PILOT payments will be prioritized so the city should begin to see some actual payments come through.

I think the developers are lining all these items up so that if for some reason ULURP doesn't provide the result they want, they aren't stuck with certain things. I imagine that everything (or nearly so) has been agreed, but it still needs to go through the process, and there are stakeholders who can still muck things up. Still, it's always good to see things moving forward.

Also worth noting that if some garages are taken off line, the others will be able to generate more revenue, which should also help the city in the long run.

Lots of people on this forum love to bitch and moan about our stadium ventures, but it's very clear we are working on getting this done, and that NYCFC is clearly doing their best. Can't blame them for a year of COVID pushing back plans, but no, we're a "dumpster fire of a club" for whatever reason because we have been trying (and coming close) to getting a stadium in one of the hardest real estates in the world.

You'd probably know better than me, and my memory isn't very sharp these days, but they're not decommissioning the entire offramp, just the section that leads to 153rd street, right?

I know there's a split that takes you to the Harlem River lots and the backside of the mall.

Also, any info on whether or not GAL has found a new place to relocate in the Bronx?

You'd probably know better than me, and my memory isn't very sharp these days, but they're not decommissioning the entire offramp, just the section that leads to 153rd street, right?

I know there's a split that takes you to the Harlem River lots and the backside of the mall.

Also, any info on whether or not GAL has found a new place to relocate in the Bronx?

This may have changed since last August/September, but the plans were it would be the whole offramp that is decommissioned. A small portion would actually be demolished and the remainder of the ramp would be re-purposed into a pedestrian walkway to provide easier waterfront access.

No info on GAL though I'm trying to keep tabs on that as well.

Definitely not a job, haha. More of a mix between hobby and keeping fans up to date. Nearly two years ago I went down a stadium rabbit hole when things were very uncertain even where we would be going. Found a bunch of stuff, started digging in via reaching out, FOIL requests, attending meetings, etc. and just got into it.

I will actually take your question to get on my soapbox for a minute on something unrelated that I've found throughout all of this.

Get involved in local community politics, happenings, etc. Go to your local community board meetings, speak up, listen. So many people (myself included), bitch about state and national level happenings, not to say things aren't worth bitching about, but you can actually have an impact at the local level. And policy at the local level is quite more likely to affect people than anything nationally. On top of that, state legislature actually attends and actually seems to listen.

This is something I've never really thought too much about until attending boat loads of Bronx Community Board meetings, but it is something now that I look forward to doing in my local community when I can make the time for it. Obviously I've been attending these meetings for stadium related news, but there's been a lot of very interesting discussions, votes, presentations, etc. on a wide range of issues and it's been great to see all the wonderful people involved dedicate their time to all of this.

my thoughts exactly. but i think lots of restrictions will be fully lifted or mostly scaled back by july 1st. cuomo himself said there'd no longer be curfews starting in june. i think we'll probably see minimum 75% stadium capacity. time will tell!
