Hasn't the 153rd street ramp been closed for a while? Been driving into Yankee Stadium for games and getting off at Maccombs Dam Bridge - 161 (used to get off at 153 because it was an easier in and out to the highway).

i think the last time i passed by there was like 2017 ish and it looked in use, so you could be right. Unless im totally confusing it with another ramp.

It was closed for 2-3 years but opened again I think in 2018. Made a huge difference for southbound Deegan access after games if you parked in the 153rd Street garages. Since the state just spent a lot to rebuild it I presume CFG will have to compensate for that.

So I got the article. It doesn't include any new info (from outside the notice term sheet). I think the only thing here that I left out of my initial takes last night is the detail that the current NYCIDA bonds will be extinguished.


So what's next at this point? I know that CB4 has to approve the split of the garages, but when will we hear anything about the Degan and GAL relocation?

I'm guessing, and that's all that is, that those two items are already "figured out" in a manner that is contingent on the stadium deal going through. As in, GAL doesn't relocate if none of this happens and obviously the ramp doesn't either.

I've been trying to get updates on both of these but don't have much at the moment. I've been keeping a close tab on any real estate transactions by GAL (or Vantage, their parent company) and haven't seen any activity. Due to the nature of having to wait through ULURP and the current real estate environment resulting in more spaces being available, I'm sure they have found a target relocation site, but have 0 information on that at all.

In the DOT emails I obtained last September regarding the ramp, all parties seemed hopeful that they would have Deegan ramp ownership issue solved last winter. I've been hounding state and city DOT on updates for this and am getting stonewalled. So based on their "hopeful timelines" and even putting in several months of buffer there, I'm guessing they have that figured out as well. But again, that is just my thought and isn't based on any information outside of taking those emails I just mentioned and making some assumptions.
 
I really hope that when the time comes to announce something they do it at a home match @ YS and let the crowd go bananas. (All unlikely, but I want to be there live when it happens).

This deal is purely to split the garages into two bundles. One bundle having the garages that would be replaced in the Development Project and one that has all the other garages. And also to restructure the ownership of the Other Garages so that the bondholders get control.

If the terms as outlined go through, the Development Garages would be controlled by MADDD. The Other Garages get given to the bondholders. MADDD also pays the bondholders $46.3 million for the Development Garages.

Getting the garages into the right hands and getting the bondholders on board is one big complicated piece of what has to happen to get the deal done.

This still leaves GAL, and the Degan ramp - the approach to either may have already been agreed or maybe still needs to be finalized. And probably some issues with Metro North.

There are also plenty of City and State permits to go.
 
Was the door closed on Willets at some point or did it just move to the background?
 
I took Randy Levine comment that he expects the CB4 vote on the garage to be done in the next 30 -60 days. If the splitting of the garage is turned down they can't build a stadium there.
Yeah, the 30-60 days quote is more along the lines that we’ll know if it’s not happening in the next 30-60 days. Obviously a lot more has to happen after that, including ULURP which will take longer than that.

I work with a former City Councilman. He said with ranked choice voting, its nearly impossible to handicap the race today. Said Adam’s most likely but possible it will be Wiley or the garbage lady.

Wiley would mean 4-8 years of no stadium progress.
