Stadium Discussion

From Atlas Capital Group website... "More specifically, we specialize in repurposing and repositioning existing properties". Repurposing 'industrial property' to 'stadium, arenas, armories, field houses property' sounds like their specialty.

In addition, if I was a real estate developer, from a business perspective, I would love to own the property and lease the ground to a major New York sports team. Solid credit tenant and most likely not going anywhere for many years. And if they do, easily repurpose again.

I'm sure NY state wouldn't mind selling some unused railroad property or let us lease and we build over.

Looks viable for NYCFC & Atlas . I'm all in.
Possibly more realistic is Atlas is being a 3rd party intermediary for CFG/Yankees so that the sellers don't jack the price up knowing there are very few spots CFG can utilize. Not saying a lease is out of the question, but I think CFG is going to want to own the stadium outright as that's pure value to the team.

This lot, even with the adjacent X sq ft, would be too small for a stadium. Let's be real guys. Come on.

There isn't enough smoke yet to legitimately be excited, but a core piece of the speculation is (1) Atlas is being used as a middle man to buy up additional properties in the area to expand the footprint, and (2) Atlas/CFG would acquire the land or air rights behind the Fresh Direct plot in order to extend their footprint back to the water.

The plot would then conservatively be about 600' x 600', according to the crude Google Maps measurement tool, or about 9 acres. Which, according to the same tool, is almost exactly the same size as Red Bull Arena (about 675' x 550').

It could fit.

I just took a stroll around there, how do your calculations change if we were to buy the four/six blocks around that sight and close down those streets?

Many of those buildings are warehouses and a decent number of them have for lease signs. If we annexed the blocks around the initial purchase I think you could get a pretty darn large stadium in there.

The issue is the second building is a Veteran shelter. We'd have to have a backup plan for something similar otherwise you could have some PR issues.

I think he means across Borden. I don't think we would need the area around the Veteran's Shelter, although could also be easy to move.

FWIW, was told that removing the tracks all together is a no go. The City Council wants those tracks there to bring back the LIRR line that used to run through there that's now

So they'd either have to bury them, build over them, or relocate them, either way, it will add to the cost. But if they do it, they'll get help from the City Council.

Like I said before - leasing/buying air rights from MTA/LIRR generates revenue for a troubled entity and cantilevering a building is easy.
 
I live on the LIC/Astoria border. Luckily my dog had to get her yearly shots today and her vet is literally around the corner from the Fresh Direct building. So I snagged a few pics of it after the appointment, sorry they are not very high quality.

The location, in my opinion, is awesome. There are quite a few subway lines that are in easy walking distance. And it is right next to Vernon Blvd which has a lot of bars and great restaurants.

The actual building is the bright yellow one. It was also a pretty nice sunset with awesome views of the city.

Nice! But your dog is the most valuable player - taking one for the team by getting stuck with some needles, all in the name of reconnaissance.

This creates an interesting issue on the Borden Avenue side, where people would approach. To build the stadium high enough to clear the track and any potential train traffic, the field would probably have to be 10-20 feet above street level. It would make the stadium very tall, and create an odd entryway and sidewalk frontage. Maybe they could hollow out parts of the base and include some stores, or a a bar/club/restaurant space so the streetscape would not just be a big concrete base..

I was thinking that if they get the lots across Borden then the road could either be closed or they build above/straddle the road like F.I.T. does. And I definitely think there would be street level commercial space filling in under parts of the stands. It'd be another way to invigorate the neighborhood and bring in additional revenue to the club.
